Born and raised in Maine, I’m Melanie Culloton, an Associate Broker with Kennebunk Beach Realty. Real estate is a career I care deeply about because it gives me the opportunity to help people through important decisions, major transitions, and meaningful goals.

What matters most to me is understanding the person behind the transaction. No two clients, homes, or circumstances are the same, and I believe strong representation starts with one thing: listening. I want to know what matters to you, what you’re trying to accomplish, and what you need from me to get there. My role is to give you the information, guidance, and support you need to make the decisions that are right for you, and then represent your interests with the same care and attention I would if they were my own.

I go above and beyond for my clients because I take the responsibility of representing them seriously. If you can’t be there, I’m your eyes and ears. If something needs attention, I’m on it. If questions come up, I’m available. I pay attention to the details, stay involved throughout the process, and do everything I can to make the experience feel as clear, manageable, and straightforward as possible.

I’m always looking for ways to become better at what I do. I stay informed about our local market, continue learning, and use creative strategies when a property or situation calls for them. I embrace social media and modern marketing, but I also know that some of the most effective methods are often the simplest. A handwritten letter, a phone call to an abutting property owner, or making one extra connection can sometimes make all the difference.

For me, this career is about people first and properties second. I never forget that my clients are trusting me with something important. I’ll listen, I’ll be honest, I’ll pay attention to the details, and I’ll work hard from beginning to end.

When I’m not working, my favorite way to spend my time is with my four wonderful children and my dogs.
